County Group has purchased a 5-acre land parcel in Noida's Sector 151 through a state-conducted auction for about INR 475 crore, according to people aware of the transaction. The developer intends to build a low-density residential project featuring only 226 units across more than 11 lakh sq ft of development area. The company has been expanding aggressively, having delivered over 40 lakh sq ft in 2024 and launched significant luxury projects earlier this year in Noida and Ghaziabad. Rising land values in Noida-Greater Noida, buoyed by strengthened infrastructure, continue to shape the region's real estate momentum.

County Group has acquired a 5-acre land parcel in Noida's Sector 151 through an auction process overseen by the state government, people familiar with the matter said. The transaction was valued at around INR 475 crore, reflecting the firm's strategic push to secure prime land in one of NCR's fast-expanding corridors.


Sources indicated that the developer intends to construct a low-density residential scheme comprising only 226 housing units, spread across a development footprint exceeding 11 lakh sq ft. This approach aligns with the recent shift in NCR housing preferences towards premium, spacious and low-density formats.

The company has continued to scale its portfolio, having delivered more than 40 lakh sq ft across three residential projects during the past year. It has also launched two prominent projects this year - Ivory County, a 63-lakh-sq-ft luxury development in Sector 115, Noida, and Jade County, a 30-lakh-sq-ft project situated along NH24 in Ghaziabad. These launches have contributed to the firm's growing presence as one of the key developers within the Delhi-NCR residential market.

Industry observers noted that Noida and Greater Noida have seen a steep rise in land prices, driven by ongoing and proposed infrastructure upgrades, including the international airport project. In response, local development authorities have been increasingly turning to auction-based monetisation of land parcels to harness investor appetite and maximise revenues.

With major infrastructure initiatives reshaping connectivity and improving investment sentiment, premium residential formats are gaining traction among both buyers and developers. The firm's recent project launches and steady delivery track record place it in a favourable position to capitalise on this momentum, while government-led auctions are expected to remain a key channel for unlocking high-value land parcels across the Noida-Greater Noida stretch.
