A new study by Anarock and 360 One Wealth shows Worli remains one of India's strongest ultra-luxury housing markets, with 14 apartments priced above INR 40 crore sold between January and August 2025, totalling around INR 2,800 crore. This already exceeds the full-year value of 2024. Worli accounts for nearly 40% of India's ultra-luxury market and has seen over 20 deals above INR 100 crore in the past three years, including two duplexes sold for more than INR 700 crore in 2025. Premium high-rises now command INR 65,000 to over INR 1,00,000 per sq ft, reinforcing Worli's position as Mumbai's most coveted luxury address.
A joint study released by Anarock and 360 One Wealth has shown that Worli remains one of India's strongest ultra-luxury housing markets, with 14 apartments priced above INR 40 crore sold in the January-August period of 2025, amounting to approximately INR 2,800 crore. The report, titled The Pinnacle of Luxury: Worli, highlights sustained traction in Mumbai's premium real estate segment.
The study noted that 10 ultra-luxury units were sold in 2023 for INR 2,172 crore, while 2024 saw 20 such transactions valued at INR 2,690 crore. For the current year's first eight months, the deal value has already surpassed the previous calendar year's tally, reflecting continued interest from high-net-worth buyers.
Anarock Chairman Anuj Puri observed that Worli accounts for nearly 40 per cent of India's entire ultra-luxury apartment market. He added that 2025 witnessed one of the country's most expensive residential transactions, with two duplex units sold for more than INR 700 crore. The locality has recorded over 20 deals exceeding INR 100 crore each in the past three years.
According to the findings, premium high-rise apartments in Worli now command prices ranging from INR 65,000 to over INR 1,00,000 per sq ft, underscoring the area's position as a preferred address for luxury residential buyers.
