Ahmedabad land auction sees strong bids for Sola-Hebatpur commercial plots

Synopsis

The Ahmedabad Municipal Corporation generated INR 473.7 crore from an online auction held earlier this week, where five of the 13 listed land parcels were sold across Shilaj, Chandkheda-Zundal, Sola-Hebatpur and Vastral. The residential plot in Shilaj sold at its base rate, while commercial plots in Sola-Hebatpur attracted significantly higher bids, contributing the highest premium revenue. The remaining plots in Chandkheda-Zundal and Vastral saw sales marginally above their base values. Although more than half the plots received no bids, the auction highlighted strong interest in certain commercial zones.

The Ahmedabad Municipal Corporation (AMC) concluded an online auction earlier this week, selling five out of 13 land parcels listed across different parts of the city. The civic body expects total revenue of INR 473.7 crore from the concluded sales. These plots were spread across Shilaj, Chandkheda-Zundal, Sola-Hebatpur and Vastral, covering both residential and commercial uses.


The largest parcel sold was Plot No. 93 in Shilaj under TP Scheme 216. The 9,765 sq m residential plot had a base valuation of INR 168.9 crore, calculated at INR 1.7 lakh per sq m. It received bids at the same per-sq-metre rate, closing slightly above its base value and adding around INR 2.9 crore in additional revenue. Shilaj has seen a steady rise in residential demand over the past few years, especially after the expansion of surrounding infrastructure, which has supported land value stability.

In Chandkheda-Zundal, Plot No. 146 measuring 1,615 sq m and marked for commercial development received a bid only one rupee higher than its base rate of INR 1.98 lakh per sq m. This brought AMC approximately INR 31.97 crore. The small premium reflected modest interest, even though this area has seen increasing commercial activity due to its connectivity with key northern corridors of the city.

The most competitive bidding came for two commercial plots in Sola-Hebatpur. Plot No. 171, covering 3,974 sq m, was sold at INR 2.81 lakh per sq m. Based on this, AMC earned an additional INR 42.1 crore over the base amount. Plot No. 172, which spans 3,819 sq m, saw an even stronger response at INR 2.86 lakh per sq m, adding around INR 42.39 crore over its base price. These two plots significantly boosted AMC's overall revenue, indicating consistent demand for commercial land in this fast-developing corridor.

Another commercial parcel, Plot No. 148 in Vastral, measuring 5,900 sq m, sold at INR 88,000 per sq m against a base rate of INR 86,000 per sq m. The sale brought an additional INR 1.18 crore. Vastral has been developing steadily following metro expansion, which continues to influence land pricing patterns.

Despite the successful sale of five plots, eight parcels did not receive bids. Industry observers noted that interest remains selective, favouring commercial plots in high-growth areas while locations requiring stronger market push or improved pricing witnessed limited participation.
