The Ulhasnagar Municipal Corporation (UMC) has called on residents to carefully verify the legality of buildings before purchasing flats or shops. The civic body highlighted that many developers construct properties without proper permissions, leading to potential financial and legal issues for buyers. Past efforts to tackle unauthorized constructions included demolition orders and partial regularizations. The UMC emphasized that it will not be responsible for losses if unauthorized structures face demolition, urging buyers to check approvals, occupancy certificates, and municipal records to avoid risks.
The Ulhasnagar Municipal Corporation (UMC) has issued a public advisory, urging citizens to verify the legality of any building before investing in property. The move is aimed at protecting homebuyers from fraud and controlling the growing number of unauthorized constructions in the city.
Additional Municipal Commissioner Dhiraj Chavan explained that many developers in Ulhasnagar construct and sell flats without obtaining necessary permissions or approvals from the municipal corporation. These unauthorized structures often lack occupancy certificates and other clearances. When the UMC initiates demolition or regularization measures, the financial and emotional burden falls on the residents rather than the developers.
Chavan advised prospective buyers to cross-check all documents with municipal authorities, including building permissions and occupancy certificates, to ensure the property is legally approved. The civic body clarified that it will not be liable for any loss incurred by buyers if a building is declared unauthorized and faces demolition.
Ulhasnagar has a long history of illegal constructions. In the early 2000s, around 855 unauthorized buildings were ordered to be demolished following a directive from the Bombay High Court. However, after widespread protests and humanitarian concerns, the state government passed a resolution to regularize most of these structures, temporarily providing relief to thousands of residents.
Despite these steps, illegal constructions continue to be a significant concern. Over the years, several unauthorized buildings have been demolished, particularly those violating urban development rules or posing safety risks.
Recently, a 16-storey Jhalak building drew attention when a large portion was found constructed on a DP Road, violating planning norms. The UMC declared the building illegal and initiated proceedings against the builder, warning citizens not to invest in such unauthorized projects.
Through this advisory, the civic body aims to ensure transparency in property transactions, prevent illegal developments, and protect innocent buyers from unscrupulous developers. Citizens are encouraged to remain vigilant and verify all legal clearances before investing in any real estate project in Ulhasnagar.
