Knowledge Realty Trust has declared a total distribution of INR 690 crore for the quarter ending September, including dividend, interest, and capital repayment. The trust's revenue in the second quarter reached INR 1,123.8 crore, with NOI at INR 988.1 crore. For the first half of FY26, revenue grew 17% and NOI rose 20% year-on-year. Leasing activity and occupancy improved, with gross leasing at 1.8 million square feet and portfolio occupancy rising to 92%, supported by GCCs and domestic demand. The REIT manages 29 Grade-A office properties across six cities in India.

Knowledge Realty Trust, co-sponsored by Sattva and Blackstone, has declared a distribution of INR 690 crore to its unit holders for the quarter ending September. The distribution was approved by the board and includes INR 615.50 crore as dividend, INR 13.30 crore as interest (after applicable taxes), and INR 61.19 crore as capital repayment. This comes after the trust's recent listing, following a successful Initial Public Offering (IPO).


In the second quarter of this fiscal year, Knowledge Realty Trust reported revenue of INR 1,123.8 crore and a net operating income (NOI) of INR 988.1 crore. For the first half of the fiscal, CEO Shirish Godbole said the revenue rose 17% year-on-year to INR 22,019 million, while NOI increased 20% to INR 19,544 million.

Quaiser Parvez, the company's COO, noted that during the first half of FY26, gross leasing reached 1.8 million square feet. Occupancy improved by 340 basis points compared to the previous year, raising the overall portfolio occupancy to 92%, driven by demand from global capability centres (GCCs) and domestic tenants.

The trust's portfolio currently consists of 29 Grade-A office assets totaling 46.4 million square feet across six cities in India. Of this, 37.1 million square feet is completed, 1.2 million square feet is under construction, and 8 million square feet is earmarked for future development.
