The corporation leased 14.1 acres near the KKBT junction for 45 years in exchange for equity worth INR 23.7 crore, while Tidel Park holds a 74.4% stake. Construction has begun, with 10% of pile work completed. Funded through equity and institutional loans, the project aims to create a modern tech campus, boosting Trichy's IT ecosystem, employment potential, and regional economic diversification.
The Tamil Nadu government-backed Tidel Park Limited, in partnership with Trichy Corporation, has initiated the development of a major IT and ITES hub in Panjapur, Trichy. The collaboration has resulted in the formation of a special purpose vehicle (SPV) called Tidel Park Trichy Limited, which will be responsible for managing the financing, construction, and operations of the upcoming project.
The Trichy Corporation has leased 14.1 acres of land situated near the Panjapur KKBT junction for a period of 45 years, extendable upon mutual agreement. In return, the civic body has been allocated equity shares worth INR 23.7 crore in lieu of the land lease. The site's land value has been assessed at INR 47.5 crore. The total project outlay is pegged at approximately INR 462.5 crore, inclusive of the land cost.
According to the agreement, Tidel Park Limited will hold a 74.4% stake in the SPV, while Trichy Corporation will retain 25.6%. Tidel Park is expected to contribute around INR 69.3 crore as its equity share, while the remaining capital-roughly INR 370 crore-will be raised through institutional loans. This financing structure has been designed to ensure that the project maintains both fiscal discipline and development momentum.
Construction work has already commenced, with pile foundation activities reportedly 10% complete. Officials involved in the project stated that the electricity department has been requested to shift existing overhead power lines near the site to prevent delays and facilitate smoother progress. Once completed, the new Tidel Park is expected to host a modern business environment with advanced amenities for IT and ITES companies, thereby bolstering Trichy's position as a rising technology hub in Tamil Nadu.
