The Hyderabad Metropolitan Development Authority (HMDA) enforcement wing, HYDRAA, carried out the demolition of a five-storey residential building located in Miyapur after it was found to have been built illegally on government land. The developers, Bhanu Constructions, had purchased a plot within an approved layout but encroached onto additional HMDA property using falsified Layout Regularisation Scheme (LRS) documents and a forged demand draft. Following an inspection that confirmed the violations, HYDRAA executed the demolition and filed a first-information report with the local police against the developers involved.
The Hyderabad Metropolitan Development Authority?s enforcement arm, HYDRAA, recently demolished a five-storey building in Miyapur that had been illegally constructed by Bhanu Constructions. The developers, identified as Ellareddy and his associates, had legitimately acquired Plot No. 126 in Ameenpur, measuring about 400 sq yd, within an HMDA-approved layout. However, instead of limiting their construction to the purchased parcel, the group extended the structure onto adjacent government land owned by HMDA, encroaching upon approximately 473 sq yd.
Officials revealed that the developers attempted to legitimise this unauthorised expansion by producing fabricated Layout Regularisation Scheme (LRS) documents dated back to 2014, along with a forged demand draft to suggest that necessary fees had been paid. HYDRAA officials, upon reviewing the submitted documents, found discrepancies that prompted a joint site inspection involving HMDA, municipal and revenue department staff. Their findings confirmed that the structure exceeded the approved plot boundaries and encroached on HMDA property.
In response, HYDRAA initiated immediate enforcement action. The illegal structure was subsequently dismantled to reclaim the encroached land. Officials stated that the demolition process was carried out efficiently to prevent further violations and ensure the site was restored to its rightful condition. An FIR was lodged with the Ameenpur police against the developers for producing forged documents, committing encroachment, and misleading authorities.
Authorities further noted that the case exposed how some developers attempt to exploit gaps in the regularisation process, underscoring the need for more stringent verification mechanisms. The incident also highlighted the vigilance of HYDRAA and its increasing emphasis on protecting public land across Hyderabad?s expanding suburbs, where rapid construction often leads to unauthorised developments.
The demolition of the illegal Miyapur structure serves as a significant example of HMDA?s enforcement efforts to safeguard government property and uphold urban planning norms. By acting promptly against Bhanu Constructions, HYDRAA has reinforced its zero-tolerance policy towards encroachments and fraudulent documentation.
