With excellent metro and airport connectivity, the auction could set new benchmarks, following Kokapet's record sales.
The Telangana government has announced plans to auction two prime land parcels in Raidurg Knowledge City, located in Hyderabad's western corridor, with an estimated revenue target of over INR 2,000 crore. The land has been given a base price of INR 101 crore per acre, reflecting the strategic importance of the location. Together, the plots cover 18.67 acres one parcel spans 11 acres while the other measures 7.67 acres.
The e-auction is scheduled to take place in the first week of October. Officials expect strong interest, with bidding likely to push the price to INR 130-150 crore per acre. Successful bidders will be required to accept the letter of award within seven days and make the full payment within 90 days of completion of the auction process.
The land has been earmarked for mixed-use development, including commercial, residential, recreational, hospitality, and entertainment projects. No additional approvals for change of land use will be required, which makes the parcels highly attractive to developers. The area is also well connected, with metro access and easy links to the Outer Ring Road and Rajiv Gandhi International Airport.
Past auctions in Hyderabad have set notable benchmarks. Around two years ago, the Hyderabad Metropolitan Development Authority (HMDA) sold a one-acre plot in Neopolis Phase II at Kokapet for INR 100.75 crore per acre, which had drawn wide attention and marked one of the highest bids at the time. The Raidurg auction is now expected to test whether the market can surpass or at least match those levels.
