Kochi's Infopark Phase III sanctioned, to span 300-acre IT hub

Synopsis

The Kerala government has given in-principle clearance for Infopark Phase III, a 300-acre IT township planned in Kunnathunadu, Kochi. With Phases I and II at full capacity, the new project will feature commercial spaces, housing, medical and sports facilities, creating a modern IT-integrated ecosystem. Under the approved framework, Infopark will fund feasibility studies and planning, while the Greater Cochin Development Authority manages land pooling. Infopark has also been directed to convert into a company structure to handle large ventures and contracts. Using a land pooling model, the project promises enhanced value for landowners and is expected to generate significant employment, reinforcing Kochi's role as a leading tech hub.

The Kerala state government has sanctioned in-principle clearance for Infopark Phase III, marking a major step towards expanding Kochi's IT ecosystem. Planned across more than 300 acres in Kunnathunadu taluk, the new campus is envisioned as an IT-integrated township featuring commercial spaces, housing, medical amenities, and sports infrastructure.


The proposal was initiated as both Phase I and Phase II of Infopark are currently running at full capacity. The Greater Cochin Development Authority had begun discussions on land pooling for the new project, which were delayed earlier due to pending approval from the IT department.

An order issued by the Electronics and Information Technology Department has now instructed Infopark to sign a memorandum of understanding with the GCDA. Under this framework, both agencies will conduct stakeholder consultations, feasibility assessments, preliminary surveys, master planning, and the preparation of detailed project reports. Funding for these preparatory works will be provided by Infopark, while the GCDA will handle the land pooling component on Infopark's behalf. A comprehensive joint proposal is to be submitted within a year after the completion of land pooling.

The order also directed Infopark to amend its bylaws and convert into a company structure to enable it to own, develop, and manage large commercial ventures, and to enter into contractual agreements required for land pooling. The land pooling model involves voluntary participation from landowners, who retain ownership while transferring development rights to a designated agency. After infrastructure development, part of the developed plots will be returned to the owners with enhanced value.

Infopark's CEO, Sushanth Kurunthil, stated that the new order has removed previous hurdles and confirmed that the organisation will soon sign the memorandum with the GCDA.

Once land pooling is completed and the organisation transitions into a company structure, the project is expected to bring large-scale employment and modern infrastructure to the region, further strengthening Kochi's position as a key technology destination.
