Prayagraj has expanded its commercial development scope by including 42 major roads under the Master Plan 2031, allowing property owners to convert buildings into commercial spaces. The expansion goes beyond the earlier plan, which covered 29 roads, aiming to stimulate local business growth and employment. Key roads such as Mahatma Gandhi Marg, Tashkent Marg, and Katju Marg are now included. The Prayagraj Development Authority (PDA) will monitor compliance through surveys and enforcement of compounding rules. This step is expected to gradually convert residential stretches along major roads into active commercial corridors.

Prayagraj has approved the Master Plan 2031, permitting commercial activities along 42 major roads, including Mahatma Gandhi Marg, Sardar Patel Marg, Katju Marg, and Tashkent Marg. This decision marks a significant expansion from the previous plan, which designated only 29 roads for commercial use. The new guidelines allow buildings up to two floors to be utilized for commercial purposes, facilitating a shift from residential to commercial use in key areas.


The expanded commercial zones encompass important stretches in Naini, Jhunsi, Phaphamau, and Rajrooppur. Under the new plan, the market street zone extends up to 15 meters from the road edge. In non-built-up areas, roads that are 24 meters or wider have been included, while for roads 30 meters and above, the construction of service lanes has been made mandatory during widening works. This approach aims to streamline urban planning and accommodate growing commercial activities.

To ensure compliance, the Prayagraj Development Authority (PDA) has mandated that property owners undergo fresh compounding before converting their buildings for commercial use. A comprehensive survey of all 42 declared roads will be conducted to monitor adherence to the new regulations. Officials have cautioned that any property owner found using their building commercially without the necessary approvals will face strict action.

This expansion of commercial zones is expected to transform the city's landscape, gradually developing several residential stretches along the main roads into vibrant commercial hubs. The move is anticipated to create new avenues for employment and contribute to the city's economic growth. The Prayagraj Development Authority is committed to overseeing the implementation of these changes to ensure orderly and sustainable urban development.
