Synopsis

Pune-based Panchshil Realty has acquired Capgemini's Knowledge Park in Airoli, Thane, near Mumbai, for INR 550 crore. Spread across 15.38 acres, the campus includes five commercial buildings, a training centre, utility buildings, a visitors' plaza, three cafes, and a guest house. The property hosts offices for several technology firms, including Here Technologies, GEP, Atos Global IT Solutions, and Solcen Technologies. The deal, registered on September 17, 2025, is among the largest commercial real estate transactions in the Mumbai Metropolitan Region this year and adds to Panchshil's expanding footprint in the city.

Prime Lohegaon Infraspaces LLP, a subsidiary of Panchshil Realty, purchased Capgemini's Knowledge Park located in the Thane Creek Industrial Area at Dighe, Airoli. The transaction, registered on September 17, 2025, attracted a stamp duty of INR 27.5 crore.


The acquisition covers multiple plots spread across 15.38 acres and includes five commercial buildings, a training centre, utility structures, a visitors' plaza, three cafes, and a guest house. The campus serves as a major IT hub in the region and is home to several technology companies such as Here Technologies (Here Mumbai), GEP, Atos Global IT Solutions & Services Pvt Ltd, and Solcen Technologies Pvt Ltd.

This deal forms part of Panchshil Realty's broader expansion in Mumbai, following previous acquisitions earlier in 2025. In February, Gramercy Info Park Pvt Ltd, another arm of Panchshil Realty, acquired two industrial land parcels in Navi Mumbai's Ghansoli area for a combined INR 615 crore. The first parcel, measuring 73,600 sq m in the TTC Industrial Area, was purchased for INR 235.34 crore, while the second, covering 1.18 lakh sq m in the same area, was bought for INR 379.65 crore. Stamp duty of INR 30.75 crore and registration fees of INR 60,000 were paid for both transactions.

Panchshil Realty, a well-known luxury real estate developer from Pune, has previously collaborated with the Trump Organization to develop the Trump Towers in Kalyani Nagar. The project consists of two 23-story towers, offering a total of 46 single-floor apartments. Each ready-to-move-in apartment spans 3.69 lakh sq ft, comprising spacious 5.5 BHK units.

With these acquisitions, Panchshil Realty has been steadily increasing its presence in the Mumbai Metropolitan Region, extending its portfolio from luxury residential projects to commercial and industrial properties. The company's recent moves reflect growing investor interest in Mumbai's commercial and IT real estate sector.
