The Maharashtra government has approved redevelopment of 4,973 flats in SVP Nagar colony in Andheri West under MHADA, spread over 498 plots. MHADA will redevelop 98 housing societies built in 1993 under a World Bank scheme. Seven societies have already been fully redeveloped and three are under construction. The remaining 82 societies, housing about 2,666 families, will come under the plan. The project will follow BMC's rules and include modern amenities, improved housing space, and upgraded infrastructure to enhance living standards.
The Maharashtra government has cleared a plan to redevelop 4,973 MHADA flats in SVP Nagar, Andheri West. The project covers 498 plots and includes 98 cooperative housing societies that originated in 1993 under a World Bank-supported housing scheme.
MHADA will follow the Development Control Rules (DCR) of the BMC in the redevelopment. The plan includes providing more spacious homes, community facilities, green areas, health and school services, and reliable services for water, electricity, and sewage. Designs will incorporate sustainable features like solar power, rainwater harvesting, and waste management.
Of the 98 societies, seven have been fully redeveloped, and three are currently under construction. Six societies have signed development agreements. The redevelopment plan will cover the remaining 82 societies, where about 2,666 families live.
SVP Nagar homes were originally meant for low-income and middle-income groups through a lottery in 1993. Plots of various sizes (25 sq m, 30 sq m, 40 sq m) were allotted, along with individual plots of 60 sq m and 100 sq m in some cases. Many buildings in SVP Nagar are old or worn out, which led the government to include houses with increased floor area in the redevelopment.
The redevelopment will be overseen by a committee headed by the secretary of the housing department to speed up implementation. MHADA has proposed redeveloping in a cluster model, combining multiple societies or plots to better plan civic infrastructure and shared amenities.
Residents of SVP Nagar expressed confusion after private developers approached some societies even with the government's plan in motion. MHADA has sought to clarify that redevelopment will follow the cluster-based model and that private offers should be examined carefully.
