The Telangana Real Estate Regulatory Authority (TG RERA) imposed a penalty of INR 25.8 lakh on Sunrise Infra Properties for selling and advertising plots in their Siri Vanam project without the mandatory approvals. The developer had marketed agricultural land as farm plots, subdividing it into layouts and offering them for sale without obtaining layout approvals, land conversion permissions, or registering the project under the Real Estate (Regulation and Development) Act.


The investigation was initiated after a third-party complaint. TG RERA examined registered sale deeds, marketing brochures, and encumbrance certificates, confirming the violations. A show-cause notice had been issued to Sunrise Infra Properties earlier this year. In its response, the company denied the charges, stating that the land remained agricultural and claimed no marketing had been conducted. They also challenged the admissibility of electronic evidence submitted by the complainant. TG RERA, however, rejected these defenses and confirmed the violations.

The authority directed Sunrise Infra Properties to pay the INR 25.8 lakh fine to the TG RERA fund within 30 days. The company has been restrained from advertising, booking, or selling plots until the necessary approvals are obtained. TG RERA also instructed the promoter to register the project once all required permissions are in place. Additionally, a public notice will be issued to alert potential buyers against transactions related to the Siri Vanam project.
