The Karnataka government has announced Greater Bengaluru Innovation and Tech City (GBIT), an AI-driven township planned in Bidadi, about 30 kilometres from Bengaluru. The township is designed as a self-sustaining urban hub under a work-live-play model, featuring housing, schools, hospitals, entertainment centres, AI-enabled civic services, and an international cricket stadium. With strong road, rail, and metro connectivity, the project also focuses on sustainability with zero-carbon, zero-waste, and zero-traffic goals. Farmers and landowners will be development partners through fair compensation or developed plots. The project revives a proposal first discussed nearly two decades ago.
The Karnataka government has outlined plans for Greater Bengaluru Innovation and Tech City (GBIT), an AI-powered township that will come up in Bidadi, around 30 kilometres from Bengaluru. The project is being developed to ease pressure on the city's core areas by shifting growth and creating a balanced urban cluster.
The township will follow a work-live-play design. It will bring together residential neighbourhoods, schools, hospitals, civic services, green parks, entertainment zones, cultural spaces, sports facilities, and an international cricket stadium. AI-enabled management systems will be used for civic services and urban governance.
Connectivity is central to the plan. The township will have direct access to national highways 275 and 209, be linked to the Bidadi railway station, and align with the proposed suburban rail network. Integration with Metro Phase 3 and the upcoming airport corridor is also included in the transport framework.
Sustainability has been placed at the core of development. The project will adopt a zero-carbon, zero-waste, and zero-traffic approach, supported by extensive green zones and buffers. Digital twin technology will be used for planning, infrastructure management, and predictive governance. Rejuvenation of Byramangala lake is also part of the strategy to strengthen the township's green infrastructure.
The government has decided to treat landowners as partners in the project. Farmers and local landowners will be given the option of developed plots or fair financial compensation. Villages within the notified boundary will be retained, and their cultural identity will be preserved within the new township.
Deputy Chief Minister DK Shivakumar stated that the township is intended to represent a forward-looking model, one that ensures regional growth while improving the quality of life for residents.
The plan also marks the revival of a long-pending proposal. Nearly twenty years ago, discussions around an integrated township in Bidadi were initiated but did not progress. The idea has now been revived with approvals in place and institutional backing. Financial outlay for the project is estimated at over INR 20,000 crore, which will be raised through state funding and support from financial institutions. This will cover infrastructure development as well as compensation and rehabilitation measures for landowners.
