Synopsis

Apple has secured one of Bengaluru's largest single-tenant office leases in a deal valued at over INR 1,000 crore. The technology giant has signed a 10-year lease for approximately 2.7 lakh sq ft of office space in the Embassy Zenith project. This strategic investment in a new corporate hub in Bengaluru runs parallel to its aggressive expansion in manufacturing and retail, positioning India as a key pillar in Apple's global ecosystem.

Apple India Pvt Ltd has secured a significant new office in Bengaluru, signing a lease agreement with the Embassy Group for a 10-year term. The company will occupy approximately 2.7 lakh sq ft of space across nine floors, from the 5th to the 13th, of the Embassy Zenith project on Sankey Road. The total rental outlay for this substantial transaction is estimated to be over INR 1,000 crore, a figure that includes rent, parking, and common area maintenance charges.

This substantial investment underscores Apple's broader strategy to expand its presence in India. The company's commitment to a new corporate hub in Bengaluru aligns with its efforts to scale up local manufacturing, particularly through key supplier Foxconn, which is ramping up production of the upcoming iPhone 17 at its new facility nearby. This strategic convergence of corporate and manufacturing growth highlights India's evolving role from a consumer market to a vital production and innovation hub for Apple's global operations.

For the company's growing workforce in the city, the new office space represents more than just a place to work, it's a statement of long-term stability and growth. The modern building stands on a 2.3-acre site and offers panoramic views of the Bangalore Golf Club and Cubbon Park. This strategic location and the commitment to a long-term lease are expected to attract top talent and send a positive signal throughout Bengaluru's commercial real estate market, as well as include a future option for Apple to double its footprint within the same building.
