Synopsis

The Ahmedabad Municipal Corporation (AMC) is set to auction seven prime real estate plots across Bodakdev, Ambli, Chandkheda, Gota, and Sola, with a combined base price of INR 447 crore. The auction includes both residential and commercial plots, with the Bodakdev residential plot priced at INR 3.10 lakh per square meter. Two plots previously allocated to government bodies fell through due to price disagreements and missed payment deadlines. This marks AMC's third major auction push in 12 months, following previous auctions in March and August 2024.

The Ahmedabad Municipal Corporation (AMC) is preparing to auction seven prime real estate plots across Bodakdev, Ambli, Chandkheda, Gota, and Sola, targeting a combined base price of INR 447 crore. The proposal is expected to be tabled before the AMC standing committee for approval. The auction includes both residential and commercial plots, with the Bodakdev residential plot priced at INR 3.10 lakh per square meter, the highest among the seven. This plot measures 1,821 square meters on-site, although it was earlier listed as 2,239 square meters in Form F. The sale will be based on the actual surveyed size.


Two of the properties now going to auction were previously allocated to government bodies but both allocations fell through over price disagreements. Last year, AMC allotted a 6,495 square meter plot in Gota to the Gujarat government's GST department for INR 104.56 crore to house its Directorate General of Goods and Service Tax (Intelligent Zonal Unit, Ahmedabad). The department found the price too high and failed to deposit the amount for a year, forcing AMC to cancel the deal.

Similarly, the Khadi and Village Industries Commission (KVIC) had chosen a plot on Sola-Science City Road for a training center. Valued at INR 1.75 lakh per square meter and priced at INR 69.54 crore, the deal also collapsed after KVIC missed the payment deadline. Both plots are now back in AMC's auction list.

This is the corporation's third major auction push in 12 months. In August 2024, AMC announced the auction of 13 plots worth a total of INR 1,156.09 crore, following a March 2024 sale of 22 plots. That auction saw six plots fetch INR 174 crore, and one in Chandkheda sold to Lulu International Shopping Malls Pvt. Ltd. for INR 519 crore. Several auctions, however, were scrapped due to single-bidder situations, including high-value plots in Shilaj, Bodakdev, and Motera.

AMC officials expect strong interest this time, given the prime locations and commercial potential of the properties. The corporation's proactive approach to land monetization reflects a broader trend among municipal bodies seeking to optimize land assets for revenue generation and urban development.
