VMRDA unveils ambitious plan for theme-based townships in Visakhapatnam

The Visakhapatnam Metropolitan Region Development Authority initiated plans to develop four theme-based, self-sustaining townships covering about 500 acres. Each will focus on sectors such as IT and innovation, health and wellness, education and knowledge, or tourism and culture. Located near industrial hubs, the developments are aimed at encouraging a walk-to-work culture. A transaction advisor will be appointed to assess feasibility, structure funding models, and oversee the bidding process. The initiative is expected to generate major employment opportunities and attract significant domestic and international investments.

Visakhapatnam Metropolitan Region Development Authority (VMRDA) issued a call for proposals from transaction advisors to guide the creation of four self-sustained, theme-oriented townships spread across approximately 500 acres. The identified locations include a site in Bheemili mandal, Sontyam in Anandapuram mandal, and two other strategic areas within the metropolitan region.


Each township is planned around a specific theme-information technology and innovation, health and wellness, education and knowledge, and tourism and culture. The developments are intended to integrate residential, commercial, and recreational facilities while promoting a walk-to-work concept. Their proximity to existing IT parks and emerging industrial corridors is expected to enhance economic activity and urban connectivity.

The appointed transaction advisor will conduct pre-feasibility studies, prepare financial models, and deliver both feasibility and detailed project reports. Responsibilities also include engaging with stakeholders, recommending appropriate delivery methods such as public-private partnerships, engineering-procurement-construction contracts, or hybrid models, drafting bid documents, conducting market assessments, and managing developer selection.

VMRDA officials explained that the townships are envisioned as high-quality, future-ready urban hubs that combine robust infrastructure with sustainable living. They stated that Visakhapatnam's natural port, strong transport links, and strategic position make it ideal for such large-scale urban innovation. The authority expects the initiative to create between 500 000 and 600 000 jobs, foster international collaborations, and significantly improve living standards.

The developments will involve collaboration with national and international experts in urban planning, architecture, and engineering. Sustainability, inclusivity, and active community participation will guide the planning and implementation phases, aligning with the city's long-term vision of becoming a thematic growth centre.
