Karkardooma TOD project nears completion with 1,500 flats planned

Synopsis

The Delhi Development Authority's first transit-oriented project at Karkardooma is set for completion by late next year, with structural work nearly done and finishing, landscaping, and clearances in progress. The scheme will offer about 500 EWS homes and 1,000 middle-income flats, alongside 30% green space, a multipurpose field, gym, and gardens. Bookings will open only after all services are operational. Built with precast AAC blocks, the project integrates housing with direct metro access via elevated walkways to cut private vehicle use. Originating from a 2015 DDA-NBCC pact, it aims to model eco-friendly, commuter-centric urban growth in Delhi.

Delhi Development Authority stated that its first transit-oriented development project at Karkardooma is on track for completion by the end of next year. Structural work is almost complete, while finishing, internal services, landscaping and statutory clearances are under way. The development will include about 500 economically weaker section homes and 1,000 middle-income group flats, though no studio apartments are planned at this stage. Officials added that booking for all units would commence only after all services are operational, replacing earlier plans to open bookings for the EWS segment separately.


A lieutenant-governor had earlier remarked that the project might be completed within a year, while the authority had previously aimed to start EWS bookings by February this year. Recently, the Union Housing and Urban Affairs Minister noted that the central government is preparing policy support for high-rise residential developments in Delhi, directly connected to metro stations through elevated walkways. The DDA views such developments as key to reducing dependence on private vehicles by placing residential, commercial and public utility spaces close to transit hubs.

The Karkardooma scheme will feature 30 per cent green space, a multipurpose field, an open-air gym and landscaped gardens for residents. Construction is using precast autoclaved aerated concrete blocks in place of traditional clay bricks. The project originated from a 2015 agreement between NBCC and the DDA, later revised in 2019, with work commencing in September 2021.

By combining housing, green amenities and direct transit access, it offers a model for future city planning. The shift to booking units only after all services are operational reflects a commitment to delivering fully ready homes. Its completion could inspire more transit-oriented schemes, supporting eco-friendly and commuter-friendly urban growth.
