The BMC has launched a detailed land survey on a six-acre plot in Lower Parel after the Supreme Court denied ownership claims by Century Textiles and Industries Ltd. The survey, expected to take over a month, will document structures, encroachments, and tree cover. The land, leased in 1927 for worker housing, currently houses around 450 tenants. Aditya Birla Real Estate, linked to Century Textiles, has formally handed over possession. BMC has asked for the company's name to be removed from official records and is now exploring legal options on whether the land use can change and how existing residents should be re-accommodated.
The Brihanmumbai Municipal Corporation (BMC) has recently initiated a detailed land survey on a contested six-acre parcel in Lower Parel, Mumbai. This critical step follows a Supreme Court ruling that rejected the ownership claims of Century Textiles and Industries Ltd, prompting the BMC to assess the current ground reality of the plot.
The survey, which will function much like a police panchnama, aims to meticulously record all details on the six-acre land, including existing structures, any unauthorized encroachments, physical obstructions, and the extent of tree cover. This comprehensive assessment is expected to take over a month to complete. The Supreme Court's ruling rejected Century Textiles and Industries Ltd's petition to claim ownership of the land.
Historically, this property was originally leased to Century Spinning and Manufacturing Ltd in 1927, with the explicit purpose of providing housing for lower-income workers. BMC records currently indicate that approximately 450 tenants reside on the plot. Officials are actively working to confirm the exact number of occupants who are direct kin of the original mill workers.
Following the Supreme Court verdict, the BMC requested the Mumbai city collector to remove Century Textiles and Industries Ltd as the lessee from the property card. The civic body also asked the company to formally hand over possession of the land. Aditya Birla Real Estate Ltd, an affiliate of Century Textiles, has since submitted a letter confirming they are indeed handing over possession of the land, including all existing structures and their occupants.
The BMC is now seeking legal advice on the critical next steps, which include determining whether all existing occupants must be re-accommodated under specific policies and if the designated use of the land can be altered from its original purpose. This high-profile case highlights the complex history of Mumbai's mill land redevelopment, often involving long-standing disputes over legacy properties.
