Motilal Oswal Alternates (MO Alternates), the alternative investments arm of Motilal Oswal Group, has successfully raised INR 2,000 crore for its sixth real estate fund, the Indian Realty Excellence Fund VI (IREF-VI). The capital, garnered from a diverse investor base including family offices, Indian High Net Worth Individuals (HNIs), and offshore investors via the GIFT City route, has already seen about 75 percent allocated across 15 real estate projects. Primarily focused on mid-income residential developments in major Indian cities, the fund has already achieved its first exit, reflecting MO Alternates' robust investment strategy and growing real estate AUM exceeding INR 10,000 crore.
Motilal Oswal Alternates (MO Alternates), the alternative investments arm of the Motilal Oswal Group, has successfully concluded the fundraising for its sixth real estate fund. The Indian Realty Excellence Fund VI (IREF-VI) has successfully raised INR 2,000 crore from a diverse group of investors.
The capital for IREF-VI was secured from various sources, including family offices, Indian High Net Worth Individuals (HNIs), and offshore investors who utilized the GIFT City route for their participation. This broad investor base underscores the continued interest in India's real estate sector.
A significant portion of the fund, approximately 75 percent, has already been allocated across 15 real estate projects. These investments are primarily directed towards mid-income residential developments, spread across major Indian cities such as Mumbai, Pune, Chennai, Bengaluru, Hyderabad, and Kolkata. The fund has already achieved its first successful exit from IREF-VI, recording an impressive Internal Rate of Return (IRR) of 20.25 percent.
Since the beginning of last year (2024), MO Alternates, through its various funds and co-investments, has committed over INR 2,500 crore to more than 35 real estate projects. During the same period, the firm has also successfully completed over 30 full exits from its investments, with total divestments exceeding INR 2,200 crore.
The cumulative Assets Under Management (AUM) for MO Alternates in the real estate sector now surpasses INR 10,000 crore, encompassing six dedicated real estate funds and various co-investments. Overall, the platform has made more than 180 investments and achieved over 110 complete exits, reflecting its active and successful participation in the Indian real estate market.
