Synopsis

Lodha Developers Ltd. has raised INR 350 crore through non-convertible debentures (NCDs) via private placement, aiming to support its ongoing business expansion. This follows an earlier INR 300 crore NCD issue in July, reflecting the company's steady capital-raising strategy. NCDs are fixed-income instruments that help firms raise funds without diluting equity. Lodha, formerly Macrotech Developers, is a major player in India's real estate market, with a strong presence in Mumbai, Pune, and Bengaluru. Its diverse portfolio spans residential housing, office spaces, malls, and industrial parks. The latest funding round highlights Lodha's focus on scaling its projects and maintaining growth momentum.

Lodha Developers Ltd. recently announced it has raised INR 350 crore through the issuance of non-convertible debentures (NCDs) on a private placement basis. The decision was approved by an executive committee of the company's Board of Directors on Monday, July 21, 2025. The purpose of this fundraising is to support the company's ongoing business growth and expansion initiatives across its various developments.

This latest round of funding is part of a series of capital-raising efforts by the company. Earlier in July, the same committee had approved the allotment of NCDs aggregating to INR 300 crore, also through a private placement.

These non-convertible debentures represent a fixed-income financial instrument through which companies raise debt capital for specific terms and at predetermined interest rates, without offering investors the option to convert them into equity shares. This method allows established companies to secure funds at fixed rates, often relying on their creditworthiness rather than requiring collateral.

The company, officially known as Lodha Developers Ltd., had previously operated under the name Macrotech Developers Ltd. It has established itself as one of the country's leading real estate enterprises, commanding a substantial presence in key markets. Its operational footprint extends significantly across the Mumbai Metropolitan Region (MMR), Pune, and Bengaluru, where it undertakes a diverse portfolio of projects.

Lodha Developers is involved in the development of a wide array of real estate ventures. This includes conventional housing projects, modern office complexes, bustling shopping malls, and large-scale industrial and warehousing parks.
