Kalpataru FY25 pre-sales jump 41% to INR 4,531 Cr, led by strong housing demand

Kalpataru Ltd has recorded its highest-ever annual pre-sales, touching INR 4,531 crore for the financial year ending March 2025, reflecting a 41% increase over the previous year. The surge was driven by robust demand across the residential segment, launch of seven new projects totalling 6.5 million sq. ft., and two major redevelopment agreements worth INR 2,100 crore in gross development value. With its successful IPO in June, which raised INR 1,590 crore, the company significantly reduced its debt and reported a strong rebound in net profit. Its focus remains on the Mumbai Metropolitan Region and Pune its key growth markets.

Kalpataru Ltd has reported a 41% year-on-year growth in pre-sales, reaching a record INR 4,531 crore for FY25, up from INR 3,202 crore in the preceding fiscal. The Mumbai-based real estate developer attributed this growth to healthy residential demand and timely execution of new launches.


During the year, the company rolled out seven residential projects, collectively offering 6.5 million sq. ft. of saleable area. It also entered into two society redevelopment agreements with a combined gross development value of INR 2,100 crore, further consolidating its development pipeline.

In terms of financial performance, Kalpataru posted a net profit of INR 21.62 crore, marking a sharp recovery from a net loss of INR 94.98 crore reported in FY24. The company's total income rose to INR 2,331.59 crore, a notable increase from INR 2,039.93 crore a year earlier.

To support its expansion and improve its balance sheet, Kalpataru Ltd successfully concluded its initial public offering (IPO) in June, raising INR 1,590 crore through a fresh issue of equity. Of this, approximately INR 1,192.5 crore was allocated toward debt repayment, allowing the firm to trim its net debt to INR 9,310 crore as of March 31, 2025. This marks a reduction of INR 673 crore compared to the previous fiscal year.

As of the fiscal year-end, Kalpataru has delivered 77 projects, covering a cumulative 18.4 million sq. ft., while an additional 35 projects are in various stages of planning or execution, with a total development potential of 47.3 million sq. ft.

The company's growth strategy remains centred around the Mumbai Metropolitan Region (MMR) and Pune, where demand for mid to premium housing has remained resilient. These markets have continued to show positive absorption rates despite broader macroeconomic volatility, giving Kalpataru confidence to deepen its footprint in these core geographies.
