The warehousing and logistics sectors are also seeing heightened interest. Dholera's master plan includes Grade-A warehouses, multimodal logistics parks, and delivery hubs designed to serve the expanding e-commerce and manufacturing ecosystem in western India. Companies are eyeing the location for its potential to optimise supply chains with improved efficiency.

Beyond industrial applications, Dholera is gradually shaping into a hub for commercial real estate. The vision for a smart urban ecosystem includes dedicated zones for IT parks, shared office spaces, and business hubs catering to modern enterprises. Improving connectivity and quality infrastructure are expected to attract regional offices, R&D centres, and backend operations from firms that are exploring alternatives to traditional metro cities.

These dedicated commercial zones have been thoughtfully designed with uninterrupted power supply, modern water management, and integrated mobility systems. This strategic planning positions Dholera as a viable destination for start-ups, MSMEs, and large corporations alike.

The scale of projected growth is notable. Dholera is expected to receive investments totalling over INR 1 lakh crore over the next decade and generate nearly 800,000 jobs over a 20-year horizon. With travel time from Ahmedabad expected to reduce significantly via the expressway and the airport targeting a future capacity of 50 million passengers annually, the city is steadily transitioning from vision to reality.

Real estate developers now find themselves at a critical juncture. Dholera offers the kind of early-stage investment opportunity once seen in areas like Navi Mumbai or Gurugram. The promise of first-mover advantage, competitive land pricing, and a role in shaping a new commercial skyline is drawing considerable attention.
