The Visakhapatnam Metropolitan Region Development Authority (VMRDA) has approved a residential project featuring six 50-storey towers in Madhurawada, Visakhapatnam. This marks the first time in recent years such a project has been undertaken by an urban development authority in Andhra Pradesh. VMRDA will also develop middle-income group (MIG) housing projects in other parts of the city, offering subsidized 2BHK, 2.5BHK, and 3BHK flats. Both initiatives, under a public-private partnership model, aim to address housing needs and generate revenue, shifting VMRDA's focus to ready-to-move-in homes.
The Visakhapatnam Metropolitan Region Development Authority (VMRDA) has recently approved a residential project featuring multiple high-rise towers. This initiative, undertaken in Visakhapatnam, Andhra Pradesh, aims to address the housing needs of urban residents and generate revenue by utilizing a public-private partnership model.
The approved project features six 50-story towers, located in Madhurawada. These towers will offer 3 BHK, 4 BHK, and 4 BHK duplex apartments with high-end amenities. This marks a development, as it is the first time in recent years that an urban development authority in Andhra Pradesh has undertaken a project of this scale for residential housing.
In addition to these towers, VMRDA will also develop middle-income group (MIG) housing projects. These will be spread across various parts of the city, including Midhilapuri (Madhurawada), Marikavalasa, and Vepagunta. These MIG complexes will provide 2 BHK, 2.5 BHK, and 3 BHK flats at subsidized rates. These projects aim to address the housing needs of middle- and higher-income groups, a segment not typically covered by existing government housing schemes. Both the high-rise towers and the MIG apartments will be developed under a public-private partnership (PPP) model. Foundation stones for these projects are expected to be laid in the coming months.
VMRDA plans to utilize its land bank across Visakhapatnam, Vizianagaram, and Anakapalli districts for these developments. This represents a shift for the VMRDA, which has historically focused on developing layouts and selling plots rather than directly undertaking residential housing projects. The new apartment schemes aim to offer ready-to-move-in homes, eliminating the burden of separate plot purchase and construction for buyers.
MRDA chairperson M V Pranav Gopal stated that this initiative is a positive outcome for both the public, who will receive quality-assured homes at subsidized prices, and the Authority, as it will generate revenue. Urban development authorities often play a role in housing provision. Projects incorporating a mix of housing types, from luxury to middle-income, and using PPP models are common strategies to address diverse housing needs and fund urban infrastructure in growing cities.
