West Bengal to auction 20 acres in New Town for mixed-use development

West Bengal's government will make approximately 20 acres of land available for residential, commercial, and for mixed-use developments in New Town, Kolkata. The land will be allotted on a freehold basis through e-auction by HIDCO next month. This initiative focuses on Action Areas II and III, where IT companies are establishing offices. Starting bids for plots range from INR 26 crore to INR 292.2 crore. The move aims to accelerate development in the planned city, which covers about 7,598 acres and is projected to house 10 lakh people.

The West Bengal government has recently decided to make a significant amount of land available for development in New Town, Kolkata, with allotments planned for the coming month. This move aims to support residential, commercial, and mixed-use projects through an e-auction process for freehold land.


Approximately 20 acres of land have been identified in New Town Action Areas II and III for these developments. The land will be allotted on a freehold basis through an e-auction conducted by HIDCO (Housing Infrastructure Development Corporation Limited) next month.

Two plots, each measuring 4.1 acres, are located in Action Area II. Three other plots, measuring 7.3 acres, 3.2 acres, and 0.6 acres, are in Action Area III. Starting bids for the largest plot (7.3 acres) are INR 292.2 crore, and for the smallest (0.6 acres), INR 26 crore. Mixed-use plots in the Rajarhat-New Town area typically cost between INR 30 crore and INR 40 crore per acre on average, depending on their location.

New Town is a planned city on the north-eastern fringes of Kolkata, spanning about 7,598 acres, and is expected to house a population of 10 lakh. Action Area I and parts of Action Area II are already developed, with the current focus on the remaining sections of Action Area II and Action Area III, where IT companies are establishing offices. Approximately 12,000 dwelling units have been constructed in the township, with another 16,000 currently under construction. The township is projected to have about two lakh dwelling units in the near future.

New Town is located 10 kilometers from Kolkata's central business district, near Salt Lake and the airport. Local community leaders have welcomed this decision, stating it will contribute to the township's overall development. They also suggested improving civic infrastructure, especially in Action Area III, and exploring the previously proposed monorail option to connect Action Area III with Biswa Bangla Sarani.

The government's policy is to sell all plots in the township through commercial bidding. Making land available for development is a step in planned urban expansion, particularly in satellite towns designed to absorb metropolitan growth. E-auctions promote transparency in land disposal.
