The Maharashtra Housing and Area Development Authority (MHADA) has partnered with Keystone Realtors for the redevelopment of Sindhi refugees housing in Sion Koliwada, Mumbai. This project targets over 1,200 families. The colony, covering 11.20 acres, housed buildings demolished in 2020 due to being unsafe. Each eligible family will receive a free 635 sq ft apartment, along with INR 20,000 monthly rent during construction and five years of maintenance. Executed under DCPR Regulation 33(9), this marks MHADA's first private land redevelopment through an appointed agency.
The Maharashtra Housing and Area Development Authority (MHADA) has recently entered into a partnership with Keystone Realtors for a major housing redevelopment project in Guru Teg Bahadur Nagar, Sion.
The redevelopment project focuses on the Sindhi refugees housing colony, which spans over 11.20 acres. This colony was originally built in 1958 for post-independence migrants. The 25 buildings within the colony were declared unsafe and subsequently demolished in 2020. Over 1,200 families were displaced.
Each eligible family will now receive a free apartment measuring 635 square feet. Additionally, MHADA will provide a monthly rent of INR 20,000 to these families until the project's completion, along with covering five years of maintenance charges after possession of their new homes.
The project will be executed under Regulation 33(9) of the Development Control and Promotion Regulations (DCPR), with MHADA acting as the Special Planning Authority. This particular redevelopment represents MHADA's first instance of redeveloping private land through an appointed agency, marking a new approach for the authority in its urban renewal efforts.
Redevelopment projects in Mumbai are crucial for urban renewal, given the city's high population density and aging housing stock. These initiatives often involve complex coordination between civic bodies, developers, and existing residents, aiming to provide better living conditions and modernize the urban fabric.
