Synopsis

Rakesh Roshan and his wife Pramila 'Pinkie' Roshan have expanded their commercial property portfolio in Mumbai with the purchase of five office units in Andheri East for a total of INR 19.68 crore. All units, located in the Vaidya West World One Aeropolis building, were registered earlier this week. Together, they span over 7,500 sq ft of carpet area and include ten parking slots. Two offices were bought under Rakesh Roshan's name, while three were registered to Pramila Roshan. The couple paid more than INR 1.18 crore in stamp duty. This follows other recent acquisitions in the same business district, signalling sustained long-term interest.

Rakesh Roshan and his wife Pramila 'Pinkie' Roshan have expanded their commercial real estate footprint in Mumbai by purchasing five office units in Andheri East, with a collective outlay of INR 19.68 crore. These units are located within a single property - the Vaidya West World One Aeropolis building - and were registered earlier this week, according to official Mumbai registration records.

Two of the units were bought in Rakesh Roshan's name. The first unit cost INR 3.27 crore and measures about 116.96 sq metres (approximately 1,259 sq ft) of RERA-recognised carpet area. It includes two dedicated car parking spaces and attracted a stamp duty of INR 19.64 lakh, along with registration charges of INR 30,000. The second unit cost INR 2.83 crore, spans 101.17 sq metres (roughly 1,089 sq ft), also comes with two parking slots, and incurred stamp duty of INR 16.98 lakh plus a registration fee of INR 30,000.

The remaining three units were registered in Pramila Roshan's name. One is valued at INR 4.85 crore, covers 173.63 sq metres (around 1,869 sq ft), and includes two parking spaces - with stamp duty amounting to INR 29.15 lakh and registration charges of INR 30,000. The second, the largest, is priced at INR 5.28 crore, offers 188.87 sq metres (approximately 2,033 sq ft) of carpet area, again with two parking slots; this unit attracted a stamp duty of INR 31.71 lakh and a registration fee of INR 30,000. The third unit under her name, costing INR 3.43 crore, spans 122.82 sq metres (circa 1,322 sq ft) and includes two parking slots - it drew stamp duty of INR 20.62 lakh and paid INR 30,000 for registration.

In total, the five offices combine for more than 7,500 sq ft of carpet area and provide ten dedicated car-parking slots. The aggregate stamp duty paid across all units exceeds INR 1.18 crore, with total registration charges amounting to around INR 1.50 lakh.

This is not the Roshans' first major investment in Andheri East. The family had made other significant purchases in the same business district earlier this year, signalling a deliberate long-term interest rather than a one-off acquisition.
