Land acquisition is expected to begin next financial year. The project builds on PDA's recent push to expand affordable housing through plot sales and flat allotments.

The Prayagraj Development Authority is preparing to develop a vast residential township named Aero City on roughly 90 acres near Airport Road (Jhalwa).


Aero City is being planned to provide a mix of residential plots and flats, where plots are expected to cost less than INR 20 lakh. To secure the land, the PDA will buy farmland directly from cultivators, estimating the total acquisition cost at around INR 3,300 crore. The authority has already submitted a proposal for approximately INR 1,100 crore for funding, and once approved, intends to spend about INR 2,200 crore on land procurement. A significant portion of this investment will be recovered by selling plots.

But Aero City won't just be a housing enclave - it is being designed as a self-sufficient township. The master plan includes dedicated zones for commercial development: malls, hotels, restaurants, schools, hospitals, and other amenities will all form part of the layout. To encourage developers, PDA plans to impose minimal regulatory hurdles on these commercial plots and will facilitate faster approvals.

As part of its long-term vision, PDA is also building a land bank. According to officials, the formal process of land acquisition for Aero City is expected to begin in the upcoming financial year, signalling that the project is moving beyond planning into execution.

This initiative builds on PDA's recent push in affordable housing: the authority previously announced the sale of more than 200 residential plots in multiple schemes, along with over 600 flats, using online registration and auctions. It has also offered hundreds of affordable flats under various income-based schemes in the city.
