The Greater Cochin Development Authority (GCDA) has approved the land-pooling process for Infopark Kochi's Phase III development in Kunnathunad taluk. The plan aims to bring together around 500 acres for an integrated IT and AI-focused township, marking one of Kerala's largest land-pooling exercises. GCDA will handle land identification and coordination with landowners, while Infopark will lead overall development. A land-pooling office has already started functioning, and early assessments indicate strong potential for investment and long-term technology-led growth in the region.
The Greater Cochin Development Authority has approved the land-pooling procedure for Infopark Phase III, setting the stage for the next expansion of the Kochi technology hub. The approval allows GCDA to move ahead with identifying and consolidating nearly 500 acres in Kunnathunad taluk for the proposed township. This decision follows earlier groundwork, including the opening of a dedicated land-pooling office inside the Infopark Phase I campus to support coordination and owner-level discussions.
The project is being jointly executed by GCDA and Infopark under an existing memorandum of understanding. GCDA will take charge of surveying land parcels, listing survey numbers, and issuing formal notifications to landowners. The land-pooling model being used is expected to return developed land to owners after infrastructure works, allowing them to benefit from the increase in land value.
Preliminary assessments in recent months have already mapped more than 300 acres, and the overall plan aims to bring together close to 500 acres for the Phase III township. The upcoming development is positioned as a technology-driven cluster with space for IT offices, residential and commercial zones, mobility links, and built-in smart infrastructure.
The concept for Phase III includes provisions for an AI-oriented campus, improved urban facilities, and sustainability-focused systems. Early estimates from project discussions indicate that investments for this phase could reach around INR 25,000 crore, with long-term development expected to continue through the decade.
The expansion is seen as an important step for Kochi's role in Kerala's technology sector, as earlier phases of Infopark have shown steady growth in employment and company presence over the years.
