XSIO-Blackstone industrial park set to boost jobs and logistics growth in Nagpur

Synopsis

A large industrial and logistics park by XSIO, being developed in partnership with Blackstone and the Maharashtra government, is coming up along the Samruddhi Expressway near Nagpur. With a committed investment of INR 5,127 crore, the park is projected to generate more than 10,000 direct and indirect jobs. Built in phases and designed around sustainability and smart infrastructure, the project aligns with the state's push for modern logistics centres under its logistics policy. The development also supports Nagpur's growing role as a logistics hub.

The XSIO Industrial & Logistics Park in Nagpur is expected to play a major role in regional employment, with more than 10,000 job opportunities anticipated once the project becomes fully functional. The foundation ceremony took place earlier this week near Wadhgaon on the Samruddhi Expressway, led by Maharashtra Chief Minister Shri Devendra Fadnavis.


The development is based on an MoU signed earlier this year between XSIO, Blackstone, and the state's Industries Department, with a total planned investment of INR 5,127 crore. The first phase includes an investment of INR 700 crore, while the second phase, set over 105 acres, will add another INR 1,100 crore.

Environmental design is a key focus of the park. Plans include AI-enabled building systems, zero-liquid-discharge water management, solar power, smart utilities, and adherence to ESG standards. These systems support XSIO's aim of building future-ready and environmentally responsible industrial spaces.

Nagpur's central location and the connectivity provided by the Samruddhi Expressway give the project logistical strength. The Chief Minister highlighted that the park will support Nagpur's growth as a logistics centre and strengthen supply-chain activity across the state. He also noted that improved connectivity infrastructure, including a dedicated access road, is being planned to support the development.

In addition to the main investment, XSIO and Blackstone finalised another INR 3,000 crore agreement with the state's Industries Department, taking their overall investment commitment in Maharashtra to around INR 8,000 crore.

The park is expected to attract sectors such as e-commerce, warehousing, third-party logistics, and manufacturing. Earlier this year, XSIO separately announced an INR 700 crore expansion at its Wadgaon industrial park, covering 2.3 million square feet of Grade-A industrial and logistics space.

This project also fits within a wider initiative by the Maharashtra government to develop more than ten sustainable industrial and logistics parks across the state in partnership with Blackstone and Horizon Industrial Parks. These parks are expected to be green-compliant, digitally enabled, and aligned with the state's logistics policy. Collectively, they are projected to create over 27,000 jobs.
