GHR–Lakshmi–Urbanblocks expand in Neopolis with INR 151.25 crore/acre land acquisition

Synopsis

A consortium of GHR Infra, Lakshmi Infra and Urbanblocks Realty has strengthened its presence in Hyderabad’s Neopolis corridor by securing Plot 15 for INR 151.25 crore per acre in HMDA’s latest land auction. The 4.03-acre northeast-corner plot, fronting two 150-ft roads, marks Telangana’s second-highest land rate to date. The developers say the acquisition supports their long-term vision for Neopolis, where they are already building The Cascades Neopolis, a INR 3,169-crore luxury project with five 63-storey towers. Master planning for the new parcel is underway, with plans to create wellness-focused, sustainable and design-forward spaces, expanding their high-rise-led development strategy in the area.

A consortium comprising GHR Infra, Lakshmi Infra and Urbanblocks Realty has expanded its footprint in Hyderabad’s Neopolis growth corridor, having secured Plot 15 at a rate of INR 151.25 crore per acre earlier this week during Phase 3 of the Hyderabad Metropolitan Development Authority’s (HMDA) land auction. The 4.03-acre northeast-corner parcel, which fronts two 150-ft roads, represents Telangana’s second highest land rate so far. The only higher valuation registered in the state was the INR 177-crore-per-acre bid recorded in Raidurg during October this year.


The developers noted that the latest win would reinforce their long-term strategy for Neopolis, which they regard as Hyderabad’s most closely watched luxury-led urban corridor. The consortium launched The Cascades Neopolis in June, a INR 3169-crore residential development comprising five 63-storey towers rising to 217 metres. The project has reportedly received strong interest from both homebuyers and channel partners, who view Neopolis as a natural extension of the city’s emerging high-rise skyline.

In a joint statement, representatives of the three firms said the acquisition aligns with their goal of shaping future-ready urban design focused on wellness, sustainability and architectural distinction. They added that Plot 15’s northeast orientation, dual 150-ft road access and open-view profile provided a rare opportunity to explore differentiated mixed-use configurations. Master planning for the newly acquired parcel is currently under way, with details to be finalised following statutory clearances.

The consortium previously acquired Plot 14 in August 2023 through GHR Lakshmi Urbanblocks Infra LLP, a joint entity formed specifically for Neopolis-based development. That 7.34-acre plot was secured for INR 70 crore per acre and is now the site of The Cascades Neopolis, which is scheduled for handover by March 2030. The developers engaged several global consultants including UHA London, Coopers Hill Singapore, Studio HBA Singapore, Buro Happold (UK) and Quintessentially to shape various components of design, engineering, social spaces, lifestyle amenities and concierge services.
