Synopsis

Welspun One has announced plans to develop a Grade-A logistics park in Pune's Talegaon MIDC Phase-IV, spread across roughly 1.2 million sq ft, supported by an investment of INR 550 crore. The company recently received a 46-acre land parcel for this project, which will cater to sectors such as 3PL, e-commerce, FMCG, automotive, engineering, and manufacturing. Pune's warehouse leasing activity has grown by about 10% compared to last year, with the Talegaon-Chakan region accounting for nearly 70% of the city's demand. The project aligns with Welspun One's continued expansion across major logistics corridors.

Welspun One has outlined plans to develop a Grade-A logistics park in Pune's Talegaon MIDC Phase-IV, covering around 1.2 million sq ft with an investment commitment of INR 550 crore. The company recently secured a 46-acre land parcel in the area, marking another addition to its broader expansion strategy in key industrial hubs. Pune has remained a strong warehousing market over the years, and the Talegaon-Chakan stretch has emerged as a preferred zone for large occupiers due to reliable connectivity and a strong industrial base.


The logistics park is planned with customised specifications to support high-demand sectors including 3PL, e-commerce, FMCG, automotive, engineering, auto ancillary, and manufacturing. This mix has been one of Pune's strongest demand drivers, attracting both long-term industrial users and high-throughput logistics operators.

The masterplan for the project includes four buildings ranging from roughly 1 lakh sq ft to nearly 3.5 lakh sq ft. This range is intended to offer flexibility to companies with varied operational needs, whether they require larger warehouse formats or mid-sized facilities. According to the company, the land parcel has been designated for a premium Grade-A first-mile logistics asset meant to streamline movement of goods from manufacturing units to distribution networks.

Anshul Singhal, Managing Director of Welspun One, stated that the acquisition reflects the company's broader aim of building institutional-grade infrastructure across key industrial zones. Pune recorded close to 7.4 million sq ft of warehouse leasing so far this year, compared with 6.8 million sq ft during the same period last year, indicating growth of about 10%. The Talegaon-Chakan belt accounted for almost 70% of this activity, highlighting the corridor's rising relevance within Maharashtra's warehousing landscape.

Balkrishan Goenka, Chairman of the Welspun Group, conveyed that the company's growing footprint across major logistics corridors comes from its confidence in India's long-term manufacturing and consumption trends. He added that this new development strengthens Welspun One's presence in one of the state's most active industrial regions.
