Danube Properties is developing 'SHAHRUKHZ by Danube', a 55-storey commercial tower in Dubai named after Shah Rukh Khan, with an investment of around INR 3,500 crore. Danube Properties is investing around INR 3,500 crore to build a premium commercial tower in Dubai, named after Bollywood star Shah Rukh Khan, highlighting strong demand for office space from global companies. The project, 'SHAHRUKHZ by Danube', was announced in Mumbai last month and will cover one million sq ft, primarily for offices with a small portion for retail. Danube Group Founder and Chairman Rizwan Sajan said the project has received an overwhelming response since being opened for sale. The 55-storey tower, located on Sheikh Zayed Road, is planned to be completed by 2029. Sajan noted that the total project cost, including land, construction, and other expenses, would be around INR 3,500 crore, funded through internal accruals and customer advances.
The company expects the project to generate revenue exceeding INR 4,000 crore. Adel Sajan, Managing Director of Danube Group, added that the tower is likely the first celebrity-branded commercial building in the world and was conceptualized after analyzing over 100 prime commercial developments globally. The office tower will feature more than 40 amenities, and starting prices for units are set at INR 4.2 crore.
Adel Sajan emphasized the scarcity of Grade A office space in Dubai and highlighted growing interest from multinational corporations looking to establish offices in the city. He also expressed confidence that demand for both residential and commercial properties in Dubai will remain strong in the coming years.
Shah Rukh Khan had shared that it was humbling and deeply touching to have a landmark in Dubai named after him, describing it as an opportunity to be an integral part of the city's skyline.
Danube Properties, a subsidiary of the Danube Group, is a leading private real estate developer in Dubai. The Danube Group, founded in 1993, entered real estate development in 2014 and is also involved in building materials. To date, the company has launched 40 projects, with 18 already delivered and the remainder at various stages of construction. Rizwan Sajan mentioned that the company expects property sales worth INR 22,000 crore this calendar year, with around 25 percent of buyers being of Indian nationality.
This project reflects Dubai's position as a key destination for premium office and commercial spaces. By combining a celebrity brand with high-end infrastructure, Danube Properties aims to create a landmark that meets corporate expectations while offering modern amenities and investment potential.
