LDA clears 385-acre township and housing plans, including 1,100 EWS units

Synopsis

The Lucknow Development Authority has approved a wide set of projects covering about 385 acres, including seven private townships under the Uttar Pradesh Township Policy 2023 and layout plans for major upcoming schemes such as IT City, Wellness City, Naimish Nagar and Varun Vihar. A revised plan for Sharda Nagar clears over 1,100 EWS homes along with supporting infrastructure, including an STP. The LDA has also frozen prices of its vacant flats for a year and introduced discounts for decorated armed-forces veterans. A reclaimed 43-acre tract near Shaheed Path will be redeveloped for group housing and commercial use. The board also resolved relocation issues for 12 displaced shopkeepers.

The Lucknow Development Authority (LDA) has given the go-ahead for a comprehensive set of housing and township projects spread across roughly 385 acres, following its latest board meeting. The approval covers seven new private townships under the Uttar Pradesh Township Policy 2023, and layout plans for four large residential schemes, including developments named IT City, Wellness City, Naimish Nagar and Varun Vihar which are scheduled for launch in 2026 under the city's urban-expansion plan.


A major component of the plan: over 1,100 housing units for the Economically Weaker Section (EWS) have been approved under a revised layout of the existing Sharda Nagar scheme. The reworked layout also sets aside land for necessary infrastructure such as a sewage-treatment plant to accommodate the new EWS homes.

Additionally, the LDA has opted to freeze the prices of its vacant flats for one year, keeping them on sale on a first-come, first-served basis. As part of welfare-oriented measures, the authority will grant discounts to armed-forces veterans who have been honoured with gallantry awards. Depending on the award, discounts range from 2.5 % to 7.5 %, with extra rebate for early full payments.

In a significant land-recovery move, the LDA will redevelop a previously encroached 43-acre parcel behind the Police Headquarters on Shaheed Path into a planned group-housing project. Space will be allocated for multiple group-housing plots, a commercial plot, and green zones as per the new building bylaws.

Furthermore, the board resolved longstanding grievances of 12 shopkeepers from a seized commercial complex; under the relocation policy, they will now be allotted space on the first floor of LDA's commercial complex in Vinay Khand, Gomti Nagar.

These developments by the LDA mark an ambitious attempt to balance inclusivity and expansion: offering affordable housing for lower-income groups while enabling large-scale township growth via private investment.
