Guwahati set to become Northeast India's commercial and real estate hub

Guwahati is rapidly emerging as Northeast India's commercial hub, driven by strategic location advantages, strong market fundamentals, and transformative infrastructure projects. JLL's report highlights projected office stock growth of 80 per cent by 2027, declining retail vacancies, and limited industrial availability as key investment drivers. Major projects like the Guwahati Ring Road, North Guwahati Bridge, airport expansion, and Dighalipukhuri Flyover are expected to boost connectivity and unlock development potential. The city's skilled talent pool, affordable living costs, and expanding urban facilities further strengthen its position as a regional real estate and business hotspot.

Guwahati is emerging as the commercial center of Northeast India, with substantial infrastructure projects expected to transform the city's real estate landscape through 2028. A recent report by leading commercial real estate and investment management firm JLL highlights that the city's strategic location as the gateway to eight northeastern states, along with top-tier educational institutions and a dynamic business ecosystem, is drawing significant investor interest across office, retail, and logistics sectors.


Surekha Bihani, senior managing director for East and Emerging Markets, India, at JLL, observed that Guwahati offers one of the most promising real estate investment opportunities in India. She noted that its strategic advantages, coupled with ongoing infrastructure development and strong market fundamentals, make the city a key destination for investors. The city's office stock is expected to grow by 80 per cent, retail vacancy is declining, and industrial space remains limited, creating ideal conditions for economic expansion.

The office sector shows strong growth potential, with total stock projected to rise from 2 million sqft in 2024 to 3.6 million sqft by 2027. Infrastructure projects are set to accelerate this transformation. The 93-km Guwahati Ring Road, expected to be completed by 2026, will ease urban congestion while opening new development corridors in Azara, Baihata, and Narengi. Similarly, the 6-lane Guwahati-North Guwahati Bridge will reduce cross-river travel time from an hour to 15 minutes, promoting growth on the north bank.

Other projects enhancing connectivity include the expansion of Lokpriya Gopinath Bordoloi International Airport to a 10-million-passenger capacity by April 2025 and the 5.44-km Dighalipukhuri Flyover, Assam's longest, which will streamline urban traffic.

The city's skilled talent pool is supported by premier institutions such as IIT Guwahati, the Guwahati College of Architecture and Planning, and AIIMS. This workforce is fostering growth in the Business Process Management and startup sectors, with co-working spaces increasingly catering to food-tech, fintech, and software companies. Guwahati also offers quality-of-life benefits such as lower living costs compared to Tier-1 cities, better air quality, political stability, and expanding healthcare and education facilities.
