Smartworks Coworking Spaces Ltd has leased around 1.68 lakh sq ft of office space in Kolkata to a global IT services company, marking another large enterprise deal for the recently listed workspace operator. The new office spans Smartworks' Victoria Park and Mediasiti campuses in Salt Lake City, Sector V, reinforcing growing demand for managed workspace solutions among major corporates.

Smartworks Coworking Spaces Ltd has secured a significant leasing transaction in Kolkata, providing approximately 1.68 lakh sq ft of workspace to a global provider of IT, consulting, and business process services. While the company did not disclose the tenant's identity, it confirmed that the new office will operate across two of its key campuses-Victoria Park and Mediasiti-in Salt Lake City, Sector V.


Neetish Sarda, founder and Managing Director of Smartworks, said enterprise adoption of managed campuses has now reached a critical stage, with large organisations increasingly prioritising workspace formats that offer scalability, predictability, and seamless expansion. The company, which recently debuted on the stock exchanges, currently operates a 14 million sq ft portfolio across 61 centres in 14 cities in India and Singapore.

In its financial performance for the July-September quarter, Smartworks narrowed its consolidated net loss to INR 3.13 crore from INR 15.82 crore a year earlier. Total income rose 22 per cent year-on-year to INR 441.06 crore, compared with INR 360.84 crore in the same period last year.

The Kolkata leasing deal underscores Smartworks' strengthening position in India's managed workspace segment, driven by large enterprises opting for flexible, scalable, and efficiently operated office environments. With demand for high-quality campuses rising across key business districts, Smartworks' expanding portfolio continues to draw interest from global companies seeking long-term workspace partnerships. The company's improved quarterly performance further reflects operational stability, placing it on a stronger growth trajectory as corporate occupiers deepen their presence in managed office formats.
