MahaRERA clears 405 projects during Dussehra, grants 200 extensions and corrections

The Maharashtra Real Estate Regulatory Authority (MahaRERA) approved a record 405 new project registrations during the Dussehra period, marking the highest festive-season clearance to date. Along with these approvals, another 200 projects received extensions, and 200 more were permitted to make corrections to existing details, bringing the total to 809 approvals. Pune city topped the list of new registrations, while the Mumbai Metropolitan Region recorded the highest overall count. Over the past six months, MahaRERA sanctioned nearly 4,940 proposals. The regulator continues to focus on approving only those projects that comply with strict legal, technical, and financial criteria.

The Maharashtra Real Estate Regulatory Authority (MahaRERA) recently cleared a total of 809 project applications in a single phase, including new registrations, extensions, and corrections. Out of these, 405 projects were issued new registration numbers, while around 200 received extensions and another 200 were approved for corrections as per the plans submitted by developers.


This is the first time that such a large number of new housing projects have been cleared during the Dussehra season. The MahaRERA team worked extensively in the lead-up to the festival to process the pending applications, ensuring that developers could launch their projects on time. On the eve of Dussehra itself, 200 projects were granted their registration certificates.

In terms of regional distribution, Pune city recorded the highest number of new project approvals at 122. The remaining approvals from the Pune region included 6 from Satara, 4 each from Kolhapur and Sangli, and 3 from Solapur. The Mumbai Metropolitan Region (MMR), including Greater Mumbai, accounted for 197 projects. Within this, 63 were from Mumbai, 58 from Thane, 41 from Raigad, 22 from Palghar, 9 from Ratnagiri, and 4 from Sindhudurg.

From Vidarbha, 31 projects were approved-20 in Nagpur, 5 in Amravati, 4 in Akola, and 2 in Chandrapur. In Khandesh, 29 projects were cleared, including 23 in Nashik, 5 in Ahilyanagar, and 1 in Dhule. Marathwada had 9 projects approved, which included 5 in Chhatrapati Sambhajinagar, 3 in Jalna, and 1 in Latur.

Between late April and late September, MahaRERA approved 4,940 project proposals. Of these, 2,039 were new registrations, 1,748 were timeline extensions, and 1,153 involved corrections to previously registered projects. The steady pace of approvals shows the regulator's continued effort to streamline the registration and renewal process.

MahaRERA has highlighted the significance of the festive period, particularly Dussehra and Diwali, for the real estate sector, as developers traditionally choose this time for new launches. The authority has reiterated that only those projects that fully meet the prescribed legal, technical, and financial standards are granted approval.

Maharashtra currently holds the highest number of registered real estate projects in India, having surpassed the 50,000-mark earlier this year.

Additionally, the regulator has intensified scrutiny of project documentation. A statewide verification drive is underway to authenticate Occupancy Certificates (OCs) submitted by developers. So far, only a small number of these certificates have been verified.

In some instances, developers have sought project extensions citing delays caused by sanctioning issues, material shortages, or external constraints. One such case involved a promoter who requested an extended deadline after facing over 16 months of delay due to project sanctioning and supply disruptions.
