Synopsis

The Bhoomipujan for the Mata Ramabai Ambedkar Nagar and Kamaraj Nagar Slum Rehabilitation Scheme was held in the presence of Maharashtra Chief Minister Devendra Fadnavis, Deputy Chief Ministers Eknath Shinde and Ajit Pawar, and senior officials, marking MMRDA's first redevelopment project under its own wing in collaboration with SRA. Spanning 31.82 hectares, the project will benefit 17,000 families, with Phase 1 delivering 4,345 free 1BHK homes featuring modern amenities. Backed by a INR 1,500 crore loan, the scheme includes community facilities, infrastructure upgrades, and two years' rent for residents. The initiative represents a model for inclusive, sustainable urban redevelopment and a step toward a slum-free Maharashtra.

Earlier this week, the Bhoomipujan for the Mata Ramabai Ambedkar Nagar and Kamaraj Nagar Slum Rehabilitation Scheme took place in the presence of Maharashtra Chief Minister Shri Devendra Fadnavis, Deputy Chief Ministers Shri Eknath Shinde and Shri Ajit Pawar, and several key officials, including Metropolitan Commissioner Dr Sanjay Mukherjee. The ceremony marked the commencement of MMRDA's first-ever redevelopment project under its own development wing, implemented in collaboration with the Slum Rehabilitation Authority (SRA).

The project, spread across 31.82 hectares, will benefit nearly 17,000 slum dwellers, of whom the eligibility of 10,000 families has already been finalised. Individual development agreements have been executed, and more than 3,600 hutments have been vacated and demolished. MMRDA's swift execution-completing land transfers, approvals, agreements, tenders, and financial closure within just three and a half months-demonstrates exceptional administrative efficiency and coordination. A loan of INR 1,500 crore from a nationalised bank has been secured to fund the development.

Phase 1 of the project, covering 4,345 homes, will provide each eligible family with a free 1BHK unit of 300 sq ft carpet area. The units have been designed with modern amenities, including vitrified flooring, granite kitchen platforms, and marble finishes. The buildings will feature lifts, sewage and water treatment plants, organic waste systems, and solar panels. An integrated infrastructure plan will deliver high-quality urban amenities such as roads, street lighting, drainage, and water supply networks.

Residents have received two years of advance rent amounting to INR 137.50 crore. The entire rehabilitation scheme, estimated at INR 1,299 crore (excluding GST), is expected to be completed within 36 months. The colony will also feature playgrounds, gardens, health centres, community halls, gymnasiums, libraries, anganwadis, and commercial spaces to create local employment and promote women's empowerment.

The Chief Minister remarked that the redevelopment had transformed a long-standing promise into reality, providing dignified housing after decades of hardship. He noted that unlike past assurances, the current government had ensured that redevelopment and employment went hand in hand. Deputy Chief Minister Eknath Shinde observed that the project symbolised the fulfilment of a 40-year dream for residents and confirmed that a memorial for Mata Ramabai Ambedkar and a commercial unit for the family of Shaheed Murali Naik would be part of the development. Deputy Chief Minister Ajit Pawar added that the project represented a model of dignity and social upliftment, setting new benchmarks for sustainable redevelopment.

Dr Sanjay Mukherjee stated that the project marked a turning point in MMRDA's 50-year history, combining transparency, efficiency, and social responsibility. He emphasised that the scheme was not merely about construction but about improving lives and ensuring inclusive urban growth.

The Mata Ramabai Ambedkar Nagar and Kamaraj Nagar redevelopment marks a transformative chapter in Mumbai's urban renewal efforts. As MMRDA takes on its first role as a developer, the project showcases its efficiency and institutional capability. With over 17,000 families set to receive dignified housing and community infrastructure, this initiative stands as a milestone in the state's vision of a slum-free Maharashtra. Once completed, it will serve as a model for sustainable rehabilitation and inclusive urban growth across Mumbai.
