Synopsis

Earlier this week, Arnya Real Estate Fund Advisors announced a deployment of INR 415 crore in residential projects across Bengaluru and Navi Mumbai. Its assets under management have topped INR 675 crore, and full capital deployment is projected to cross INR 1,200 crore by March next year. The firm has also initiated a residential equity fund via a platform tie-up, targeting a corpus of INR 1,000 crore. These moves emphasise its growing role in backing housing developments across major Indian metros.

Arnya Real Estate Fund Advisors has committed INR 415 crore to new housing projects in Bengaluru and Navi Mumbai. The fund is collaborating with established developers: it has partnered with Vaishnavi Group for a villa project in south-east Bengaluru, MAIA Estates for a premium apartment scheme in south-central Bengaluru, Gami Group for a mixed-use development in Navi Mumbai, and Casagrand for an apartment initiative in south Bengaluru.

With this infusion, the fund's assets under management have exceeded -675 crore. The company expects its total capital disbursements to surpass INR 1,200 crore by March next year. Alongside these commitments, Arnya has launched a residential equity fund in collaboration with Supreme Universal, aiming for a corpus of INR 1,000 crore.

In addition, the firm's debt vehicle, Arnya Real Estate Fund - Debt, launched in 2024, is targeting a corpus of INR 1,000 crore and is working towards a final close by December of the current year.

By partnering with multiple developers across Bengaluru and Navi Mumbai, it is diversifying its portfolio and spreading geographic reach. The dual fund strategy - equity and debt - positions it to capture gains across market cycles. Should it achieve its deployment and corpus targets, Arnya could emerge as a key institutional capital provider for housing projects in India's growth corridors.
