MHADA aims to build over 700,000 homes in the MMR over the next five years, with nearly 550,000 units in Mumbai. These will come from affordable housing lotteries, redevelopment of cessed buildings, PMGP Colony reconstruction, cluster redevelopments, and joint slum redevelopment projects with SRA. Key areas include GTB Colony, Abhyudaya Nagar, BDD Chawl, Bhendi Bazaar, Kamathipura, and Motilal Nagar. Outside the city, more than 200,000 homes will be delivered through various schemes, while the Konkan region will see over 5,300 homes. In the past three years, 43,000 homes have been sold via 18 lottery draws.
The Maharashtra Housing and Area Development Authority (MHADA) has announced plans to generate more than 700,000 homes in the Mumbai Metropolitan Region (MMR) over the next five years, with nearly 550,000 of these units located within the city itself. Sanjeev Jaiswal, Vice-Chairman and CEO of MHADA, stated that these homes will be created through a combination of affordable housing lotteries, new construction projects, redevelopment initiatives, and cluster redevelopments under various schemes, including the Prime Minister's Grant Project (PMGP) Colony.
MHADA is currently executing several cluster redevelopment projects across Mumbai. Key locations include GTB Colony in Sion, Abhyudaya Nagar in Chinchpokli, BDD Chawl, Bhendi Bazaar, Kamathipura, and Motilal Nagar in Goregaon. Some projects are also located near Mumbai Central. These efforts aim to provide modern housing while including rehabilitation options for existing residents.
In addition to city projects, over 200,000 homes are expected to be generated across the MMR outside the city over the next five to seven years through multiple MHADA schemes. Redevelopment of cessed buildings under section 33(7) of the Development Control Regulations (DCR) is expected to generate 120,864 units, while cessed buildings under section 33(9) will add another 27,107 homes. Specific redevelopment projects include 7,769 homes from Bhendi Bazaar, 19,131 from Kamathipura, and 90,677 units from joint slum redevelopment projects with the Slum Rehabilitation Authority. Reconstruction of PMGP Colony will provide 15,805 additional units.
Combined, these projects are projected to create 539,118 homes in Mumbai, including units for rehabilitation, free-sale for developers, and lottery-distributed units managed by MHADA. Across the wider MMR, 180,403 homes are expected to be delivered over the same period.
Outside Mumbai, MHADA is also working in the Konkan region through the Konkan Housing Board. Over the next five years, 5,354 homes and 77 plots are planned. MHADA's Konkan Housing and Area Development Board has already sold more than 13,500 homes through three lottery draws over the past three years. In total, around 43,000 homes have been distributed through 18 lottery draws across Maharashtra during this period.
The upcoming projects will include various housing schemes such as Pradhan Mantri Awas Yojana, inclusive housing initiatives, integrated township projects, and cluster redevelopment schemes under DCR 33(5). This integrated approach aims to balance affordable housing with redevelopment, creating sustainable urban living solutions.
