Magicbricks has reported a steady increase in interest for residential properties in hill stations, with searches on its platform rising notably during the past quarter. Ooty, Rishikesh, and Dharamshala saw the strongest growth in user activity, while Dehradun, Manali, and Mussoorie recorded significant hikes in quoted property prices. Despite a marginal dip in listings, demand remained robust, particularly within the INR 30 lakh-INR 1 crore range.

The online real estate platform Magicbricks observed an annual growth of around 8 per cent in searches for residential properties in hill stations during the July-September quarter, highlighting the growing preference for second homes in scenic destinations. The company stated that interest in such locations had continued to climb steadily, with searches for hill homes on its portal showing a year-on-year increase of over 8 per cent in the past quarter.


Among the destinations, Ooty, Rishikesh, and Dharamshala recorded the sharpest rise in user searches. At the same time, Dehradun, Manali, and Mussoorie witnessed the highest increase in average quoted prices by property owners. According to the Magicbricks report, average quoted prices per sq ft across major hill locations rose by over 10 per cent on an annual basis, led by Dehradun with a surge of nearly 31 per cent, followed by Manali and Mussoorie with double-digit gains.

Currently, quoted prices on the Magicbricks platform range between approximately INR 5,800 per sq ft in Dharamshala and INR 12,700 per sq ft in Lonavala. Despite a slight 1.2 per cent fall in the total number of property listings, search activity remained strong. The price segment between INR 30 lakh and INR 1 crore accounted for about 70 per cent of all user interest. Search data further indicated that users were mostly exploring independent houses and residential plots, while villas continued to attract substantial attention in Lonavala and Ooty.

Magicbricks currently records monthly traffic of over 2 crore users and hosts more than 15 lakh active property listings. The portal also offers additional services such as home loans, interior design, and expert real estate advice.

The steady growth in online searches for properties in hill stations underscores a rising inclination among homebuyers to invest in second homes and leisure retreats. With consistent increases in both search volumes and quoted prices across popular hill destinations, demand in this segment continues to show resilience despite minor fluctuations in listings. Magicbricks' expanding user activity reflects broader trends in India's evolving housing preferences toward scenic and lifestyle-driven investments.
