Smartworks Coworking Spaces Ltd has leased 8.15 lakh sq ft of office space in Mumbai from the Hiranandani Group to create what it says will be the world's largest managed workspace campus. The new facility, located at Vikhroli in the Regalia Office Parks project, is expected to be operational by late 2026. The partnership marks a major milestone for Smartworks, which already manages over 12 million sq ft of workspace across 14 cities in India and Singapore. The company continues to expand its focus on large, sustainable, and enterprise-driven office campuses.
Smartworks Coworking Spaces Ltd has announced that it has taken 8.15 lakh sq ft of office space on lease in Mumbai from the Hiranandani Group to set up what it describes as the world's largest managed workspace campus. The new facility will come up at Vikhroli in a project developed by Regalia Office Parks Pvt Ltd, the commercial division of the Niranjan Hiranandani Group.
According to the company's recent regulatory filing, the new workspace, named Eastbridge, is expected to begin operations towards the end of 2026. This project will add to Smartworks' growing portfolio of large-scale managed campuses across India. The company currently operates six office campuses of more than 5 lakh sq ft each in various cities.
Smartworks' Managing Director and Founder, Neetish Sarda, said that the collaboration with the Niranjan Hiranandani Group for Eastbridge represents a major step forward for the company. He mentioned that the centre is poised to become the largest managed campus in the world and added that Smartworks aims to continue setting new benchmarks in the managed workspace sector. He also highlighted that the company's goal remains focused on creating offices that combine scale, sustainability, and modern amenities while fostering productivity and collaboration.
Niranjan Hiranandani, Founder and Chairman of the Hiranandani Group, shared that the partnership reflects a joint commitment to building large, people-centric campuses. He said that Eastbridge represents how thoughtful design, sustainability, and scale can come together to shape workplaces of global standards.
In addition to this upcoming project, Smartworks recently leased 5.57 lakh sq ft of office space at Tata Realty's Intellion Park in Navi Mumbai. As of June 2025, the company manages around 12 million sq ft of workspace spread across 14 cities in India and Singapore.
Smartworks follows a business model of leasing large bare-shell properties from landlords and transforming them into fully serviced, managed campuses. It caters mainly to mid- and large-sized enterprises and serves a diverse clientele of over 730 companies, including several Forbes 2000 firms, multinational corporations, Indian conglomerates, and startups.
