Amazon inks Chennai's biggest office deal of 2025 with 2.2 lakh sq ft lease

Amazon Development Centre India has leased 220,000 sq ft of office space from WeWork in Chennai, marking the largest single office transaction in the city this year. The 40-month lease is expected to house more than 3,500 employees, reflecting both Amazon's expansion plans in southern India and the rising demand for flexible office solutions. Chennai, which has been steadily building its reputation as a technology and business hub, now joins Bengaluru and Hyderabad as a preferred location for global corporations seeking scalable workspace options.

Amazon Development Centre India has taken up 220,000 sq ft of office space from workspace provider WeWork in Chennai under a 40-month lease, making it the city's biggest single office deal so far in 2025. The space is designed to accommodate over 3,500 workstations, highlighting Amazon's continuing growth in India and its focus on southern markets.


This is not Amazon's first major office space transaction in Chennai. Between 2017 and 2019, the company leased nearly 473,176 sq ft at Ramanujan IT City (Infinity Tower), with rentals then ranging between INR 90 and INR 106 per sq ft per month. That space was spread across multiple floors, involving a total monthly outflow of around INR 4.41 crore.

Alongside Chennai, Amazon has signed several large real estate transactions in 2025. In Mumbai, the company leased over 114,000 sq ft at Godrej Two in Vikhroli and renewed another 94,000 sq ft in the same building. In Bengaluru, Amazon has taken more than 1 million sq ft of office space in North Bengaluru on a 10-year lease. In eastern India, the company has expanded its logistics footprint with a 600,000 sq ft lease at Oswal Logistics Park in Kolkata and a 20-year lease for a 559,000 sq ft fulfillment centre in Hooghly, West Bengal.

With the latest lease, Chennai is being placed firmly on the commercial real estate map alongside Bengaluru and Hyderabad, which have traditionally led in large office transactions. Amazon's real estate strategy in India complements its broader plans across e-commerce, cloud services and global technology centres.
