The Punjab government has revoked a part of the Change of Land Use (CLU) permission previously granted to a developer for an industrial colony in Sector 102, Mohali. This action came after authorities discovered that the developer submitted forged documents to include land from Drari village in the project. The revoked CLU covers approximately 1.3 acres of land, affecting the overall project scope.
The issue emerged following a complaint by local resident Surinder Kaur, who stated that her land had been included in the CLU without her consent. She had alleged that a fake consent letter and a forged bank No Objection Certificate (NOC) were used to cover her land. After a detailed investigation, the government confirmed that the documents were not authentic and subsequently cancelled the CLU for her land.
Around 200 investors, who had collectively invested approximately INR 250 crore in the project, are now facing uncertainty. Despite investing six years ago, they have not received possession of their properties, and key infrastructure, including sewerage and electricity connections, remains incomplete.
Investors have called for government intervention, suggesting either that the Greater Mohali Area Development Authority (GMADA) take over the project or that it be handed over to the investors' association to ensure its completion.
This case highlights ongoing concerns in Punjab's real estate sector regarding document authenticity and the protection of investors. Authorities and investors alike are emphasizing the importance of transparency in land transactions to prevent such issues.
