The Goa Industrial Development Corporation (GIDC) has proposed doubling the Floor Area Ratio (FAR) from 150 to 300 for its upcoming 'Hello World' IT Park in Verna. Spread over 4 lakh square meters, the park will include seven plots for IT companies and areas for a business hotel, hostel, and other utility services. The move is aimed at making the project financially viable and appealing to developers, while leveraging Verna's connectivity, infrastructure, and proximity to Goa International Airport. This development could position the park as a major technology hub in the state.
The Goa Industrial Development Corporation (GIDC) has proposed an enhancement to the 'Hello World' IT Park project in Verna by seeking to double the permissible Floor Area Ratio (FAR) from 150 to 300. This proposal is currently awaiting government approval. The decision was made during the 398th board meeting of GIDC, where the board authorized the managing director to initiate the necessary steps for this development.
The 'Hello World' IT Park is planned to span 4 lakh square meters (approximately 98 acres) at the tail end of Phase IV of the Verna Industrial Estate. The GIDC has earmarked seven plots of 25,000 square meters each for IT companies, totaling around 3 lakh square meters. The remaining 1 lakh square meters will be allocated for a business hotel, hostel, and utility services.
This move aims to make the project financially attractive and operationally viable for prospective developers while aligning it with current market conditions. The layout plan, already cleared by the 37B committee, provides separate plots for staff accommodation.
GIDC officials believe that Verna is a natural fit for the IT sector due to its strong infrastructure, stable industrial ecosystem, seamless connectivity, and proximity to Goa International Airport, Dabolim. This proposal is backed by the Goa Land Development and Building Construction (Amendment) Regulations, 2024, which permit GIDC to relax FAR, setbacks, parking, and coverage with government approval.
Once approved, the FAR relaxation is expected to significantly boost the scale of development at 'Hello World', potentially making it one of Goa's largest hubs for technology companies and allied services.
