Synopsis

MahaRERA has resolved more than 5,200 homebuyer complaints between October 2024 and July 2025, ensuring quicker hearings and timely scheduling for pending cases. All complaints filed until the end of July have either been heard or assigned hearing dates. Projects launched before the regulator's formation continue to generate most grievances, while newer projects account for fewer cases. Since its inception, MahaRERA has addressed a majority of the complaints filed. The authority has also tightened project registration checks and introduced hybrid hearings to improve access, aiming to safeguard buyer interests and reduce future disputes.

The Maharashtra Real Estate Regulatory Authority (MahaRERA) has taken significant steps in recent months to improve the redressal of homebuyer grievances. Between October 2024 and July 2025, the authority resolved 5,267 complaints across different projects. Every complaint filed by the end of July had either already undergone a first hearing or had a hearing date assigned, ensuring no case was left unattended at the initial stage.

Homebuyers often face concerns like delayed possession, poor construction quality, or missing amenities mentioned in agreements. Addressing these issues, MahaRERA has worked towards ensuring buyers' interests are protected and complaints are addressed in a time-bound manner.

To streamline the process, Chairman Manoj Saunik, along with Members Mahesh Pathak and Ravindra Deshpande, introduced measures that allowed cases to be taken up more quickly. This team's efforts resulted in not only resolving 5,267 complaints during the period but also managing 3,743 fresh filings. For the first time, hearings are now being conducted within one to two months of registering a complaint, improving the pace of justice for homebuyers.

Since its inception in May 2017, MahaRERA has received 30,833 complaints, of which 23,726 have been resolved. Complaints relating to projects launched before MahaRERA's formation make up 79 percent of the total, while those from projects registered after its establishment account for 21 percent. At present, there are 51,481 projects registered across Maharashtra, with cases filed against 5,792 of them.

In order to prevent recurring disputes, the authority has introduced stricter checks at the stage of project registration. A three-step scrutiny process legal, financial, and technical is carried out by independent groups to assess whether a project can realistically be completed. Projects that do not meet the required standards are denied registration. This system is designed to protect buyers' investments and reduce the risk of complaints arising later.
