This move follows Karan Johar's earlier rental in Pali Hill and the 2024 sale of a 50% stake in Dharma Productions.

Dharma Productions Private Limited, the film production company led by Karan Johar, has leased a 5,500 sq. ft. office in Andheri West, Mumbai, on a four-year lease. The lease starts at INR 15 lakh per month, with an annual escalation of 5%, which means the total rent over the lease period will amount to around INR 7.75 crore. The agreement also includes a security deposit of INR 1 crore, stamp duty of INR 2.04 lakh, and registration charges of INR 1,000, as per property registration documents accessed by Square Yards.


The leased office is located in the Signature building developed by Lotus Developers. Andheri West has become a key commercial and media hub in Mumbai, offering excellent connectivity to Chhatrapati Shivaji Maharaj International Airport and major business districts such as BKC, SEEPZ, and Lower Parel. These features make it a preferred location for media and entertainment companies seeking centrally located office spaces.

Dharma Productions has a history of securing prime properties in Mumbai. Last year, Karan Johar rented a property in Pali Hill at INR 8 lakh per month for a three-year term. In addition, in 2024, Karan Johar sold a 50% stake in Dharma Productions to Adar Poonawalla via Serene Productions while retaining the other 50% along with Apoorva Mehta, who is the Executive Chairman and CEO. These business moves reflect strategic expansion and investment planning by the company in Mumbai's commercial and entertainment sectors.

Industry experts say that Mumbai continues to attract high-profile tenants in its commercial office market, especially in Andheri West, which has seen growing demand for media and creative spaces due to its connectivity and established infrastructure. The Signature building, in particular, is known for premium facilities and proximity to major entertainment and corporate hubs, making it attractive for film and production companies like Dharma Productions.
