The crackdown aligns with Uttar Pradesh's Bed and Breakfast and Homestay Policy 2025, aimed at formalizing short-term rental operations and safeguarding residents' interests.
The Noida district administration recently issued notices to more than 100 homeowners in Supernova Towers, Sector 94, for operating unregistered bed-and-breakfast (B&B) rentals. This action comes after repeated complaints from residents concerning nuisance, disturbances, and potential security threats linked to these short-term rentals.
The notices were issued under the Sarai Act, 1867, which mandates that properties offering hotel-like accommodations must be registered with authorities. Owners must obtain no-objection certificates from the Noida Authority, local police, and fire department before offering such services. Violating the Act can lead to penalties, including fines or other legal consequences.
Authorities noted that many of the unregistered rentals were being promoted on online booking platforms, allowing flat owners to bypass state-level regulation. This has caused challenges in monitoring activities such as loud parties, unauthorized commercial use, and even potential misuse of properties. Some flat owners rented out units to tenants who then listed them for short-term stays, further complicating enforcement.
In response, the Supernova Apartment Owners' Association issued a notice urging residents to ensure proper registration before listing properties on rental platforms. The association stressed that compliance with legal procedures is essential to maintain the safety and security of the community and prevent conflicts between permanent residents and short-term guests.
Earlier this year, the Uttar Pradesh government introduced the Bed and Breakfast and Homestay Policy 2025, designed to regulate guest accommodations operating from residential buildings. Under the policy, all existing B&B and homestay units in the state must register by June 2026. The policy aims to provide legitimacy to such operations, ensure the safety of residents and guests, and create a formal framework for monitoring and taxation. Officials believe that proper registration will also protect property owners from legal liabilities arising from unregulated rentals.
Authorities continue to monitor high-rise residential complexes in Noida, and the recent crackdown is part of a broader initiative to enforce compliance across the city. The administration has indicated that future inspections will focus on both compliance verification and raising awareness among property owners about the legal requirements of running B&Bs.
