Synopsis

CIDCO is preparing to finalize the master plan for the 667-acre Navi Mumbai Aerocity, located next to the upcoming international airport. The development will feature residential, commercial, retail, mixed-use, and industrial zones. Complementary projects, including Educity, Medicity, and an International Corporate Park, aim to create an integrated ecosystem for education, healthcare, and global business. These developments are expected to drive residential and commercial demand, particularly in mid- and premium-segment housing, and reinforce Navi Mumbai's position as a growing hub for investment, employment, and urban expansion.

The City and Industrial Development Corporation (CIDCO), Maharashtra's urban planning agency, is finalizing the master plan for the Navi Mumbai Aerocity. Spanning 667 acres adjacent to the soon-to-be-inaugurated Navi Mumbai International Airport (NMIA), the Aerocity will feature a mix of residential, commercial, retail, mixed-use, and industrial developments. Officials confirmed that a consultant is being selected to prepare the master plan and provide transaction advisory services for this integrated project.

In addition to the Aerocity, CIDCO plans to establish an Educity, a Medicity, and an International Corporate Park within a 10-km radius of the airport. These projects aim to create a comprehensive ecosystem supporting education, healthcare, and global business operations. Authorities expect that these complementary developments will significantly boost real estate activity across Navi Mumbai and enhance the airport precinct as a key investment hub.

The Maharashtra government has expedited the project under the airport's commercialization strategy. Preliminary plans indicate that around 123 acres each will be allocated for residential, commercial, and retail purposes, with the remaining land dedicated to mixed-use and industrial projects.
