The lease, signed with Simpliwork Offices, involves a security deposit of INR 5.21 crore (USD 625,000) and a 5% annual escalation. Occupancy will happen in two phases, starting with 30,000 sq ft, highlighting the rising demand for Grade A offices in Whitefield.

BMW Techworks, a collaborative venture between BMW and Tata Technologies, has finalized a five-year lease for 58,900 sq ft of commercial office space in Bengaluru's Whitefield. The lease, signed with Simpliwork Offices Private Limited, carries a starting monthly rent of INR 1.04 crore (USD 125,000), which translates to INR 175.50 per sq ft. A security deposit of INR 5.21 crore (USD 625,000) was paid at the time of signing, and the agreement includes a 5% annual rent escalation.


The leased premises cover six floors of a premium office tower in Whitefield, one of Bengaluru's key IT and business hubs. The agreement is designed in two phases. The first phase, comprising 30,000 sq ft, is set to commence in September 2025, followed by the remaining 28,920 sq ft scheduled for April 2026. The office comes with 59 dedicated car parking slots, with the option to allocate additional spaces depending on availability.

The lease also includes a lock-in period of 54 months, reflecting market-standard practices for Grade A office properties in the region. BMW Techworks was formed as a joint venture last year, with both BMW and Tata Technologies holding equal stakes. The partnership focuses on developing automotive software for advanced applications, including automated driving and dashboard systems.

Whitefield has become a prime destination for global technology firms, startups, and multinational corporations, offering premium office space alongside strong infrastructure and connectivity. This lease demonstrates the continued demand for high-quality commercial real estate in Bengaluru and highlights the city's position as a preferred destination for IT and automotive technology operations.
